How It Works

Purchase Land either as a Cash Deal or through a Terms Deal (Financed)

Cash Deal: The entire amount is paid at once and the property is then transferred over to you. You own it.

​

Terms Deal: Three Documents are prepared for you to sign acknowledging the terms of the deal. After the                        last payment is received, the property is then transferred over to you. See a sample contract                            by clicking Here

     • Everyone is Approved. There are no credit checks or background checks.

​

     • Most of our customers use this option. To purchase a property, you pay the down payment and                   recording fee ($250). *Note there are no penalties or fees for paying it off early

​

     • You will receive an email with a receipt as well as another one requesting you to fill out the Purchase           Application Form. This information is used to create the contract documents which includes a: Purchase       Sale Agreement, Promissory Note, and a Land Contract. These documents are described below

     • Next, you will receive a contract to electronically sign. You will also receive a payment portal link where       you can log in, make monthly payments, check your balance, and schedule/make one-time payments if         you desire.

     • Once the final payment has been made or we receive the payment in full, we record the documents           with the county on your behalf. We will forward you the confirmation and send you the signed and                 notarized paperwork. Congratulations you are a Property Owner.

  1. Purchase Sale Agreement: This agreement simply outlines the terms and conditions of sale that you as buyer and myself as seller mutually agree upon. The main highlights of this contract are the purchase price, financing terms, receipt of your down payment, and our guarantee in writing. Without this agreement, there could be some misunderstanding of the terms we both agreed upon and we certainly know that the key to any good relationship is excellent communication without ambiguity​

  2. Promissory Note: Basically, you promise to pay each month on time the specified monthly payment. There are no prepayment penalties. If you don't pay on time we are going to charge you a late fee. Don't make any payments at all and we will send a certified letter giving you 30 days to make payment before we terminate the contract and re-sell your land. Nevertheless, if you call us or e-mail us and let us know what is going on we certainly can try to help you out.

  3. Land Contract: Pretty much the Legal Description of the Property and who is selling it and who is buying it. See the following - Purchase and Sale: The undersigned buyer ____________ and ("Buyer") agrees to buy and the undersigned seller ___________, Manager of Solitude Peak Properties LLC: 10810 N Tatum Blvd Ste 102-906, Phoenix, Arizona 85028, or its assigns, ("Seller") agrees to sell all that tract or parcel of land, with such improvements as are located thereon, described as follows: Parcel ID Recorder: Legal Description 1.01703E+XX Subd: RANCHO RIO GRANDE Lot: XX Unit: XXX together with all fixtures, landscaping, improvements, and appurtenances, all being hereinafter collectively referred to as the "Property".
